WELCOME TO SWAN HOUSE

Your vacation home. Seven days a week.

There are few places where you can leave your office in Manhattan and be watching the sunset over the water less than an hour later. Just 45 minutes by the A train, Swan House invites you to trade the pace of the city for the rhythm of the bay.

A home designed for living well

Barefoot Luxury

Morning coffee on the deck, afternoons spent on the bay, an outdoor shower after a paddle, and dinner outside as the sun sets over the water.

Swan House embraces the kind of waterfront living where weathered wood, salty air, and sandy feet are part of the experience.

A Private Waterfront Enclave

Behind its fully enclosed 75×100 waterfront property, Swan House feels more like a private compound than a typical New York City home.

Towering yews, mature gardens, winding paths, and multiple outdoor living spaces create a sense of retreat that is remarkably rare within the city. Launch a kayak from your own shoreline, relax by the koi pond, gather around the fire, or simply watch the tide roll in—all without leaving the privacy of your own waterfront sanctuary.

Life on the Bay

The tides set the rhythm on Jamaica Bay, a protected wildlife preserve where nature takes center stage. Great blue herons and snowy egrets stalk the shoreline, swans stop by for a daily snack, and ospreys soar overhead in search of their next catch.

As evening falls, the Manhattan skyline glows across the water, bringing each day to a quiet, unforgettable close. It's a front-row seat to one of New York City's most extraordinary natural landscapes.

THe main Floor

    THe First FLoor Artist Studio

For artists, makers, photographers, entrepreneurs, and dreamers, this is the space that's almost impossible to find in New York City.

Currently used as a photography and pottery studio, the expansive 44 × 16 ft (approximately 725 sq ft) heated and insulated workspace opens directly onto the waterfront through sliding glass doors.

Whether you're throwing clay, building furniture, painting, launching a business, or simply need room to create, this is a place where projects can stay out, ideas can grow, and creativity doesn't have to be packed away at the end of the day.

One of the unexpected advantages of the home's elevated design is this remarkable enclosed lower level. While many raised waterfront homes leave the space below open or unfinished, Swan House offers a true creative workshop—separate from the living spaces above, yet deeply connected to the landscape and water beyond.

Found stored in the bedroom wall in renovation, these three knives allowed us to find the orginal builder, Henry White, a local butcher. The metal imprint reads 1895.

        Ruffle Bar

Kicked off Ruffle Bar island by Robert Moses, this house was moved by barge (with it's sister house next door) to Broad Channel, before  the remaing houses were burned down to make room for the Wildlie Refuge.
