Morning coffee on the deck, afternoons spent on the bay, an outdoor shower after a paddle, and dinner outside as the sun sets over the water.

Behind its fully enclosed 75×100 waterfront property, Swan House feels more like a private compound than a typical New York City home.
Towering yews, mature gardens, winding paths, and multiple outdoor living spaces create a sense of retreat that is remarkably rare within the city. Launch a kayak from your own shoreline, relax by the koi pond, gather around the fire, or simply watch the tide roll in—all without leaving the privacy of your own waterfront sanctuary.

Currently used as a photography and pottery studio, the expansive 44 × 16 ft (approximately 725 sq ft) heated and insulated workspace opens directly onto the waterfront through sliding glass doors.
Whether you're throwing clay, building furniture, painting, launching a business, or simply need room to create, this is a place where projects can stay out, ideas can grow, and creativity doesn't have to be packed away at the end of the day.
One of the unexpected advantages of the home's elevated design is this remarkable enclosed lower level. While many raised waterfront homes leave the space below open or unfinished, Swan House offers a true creative workshop—separate from the living spaces above, yet deeply connected to the landscape and water beyond.






Originally on stilts over the water, this floor door was used by rum runners to escape the coppers by waiting boat quickly.

Found stored in the bedroom wall in renovation, these three knives allowed us to find the orginal builder, Henry White, a local butcher. The metal imprint reads 1895.

Kicked off Ruffle Bar island by Robert Moses, this house was moved by barge (with it's sister house next door) to Broad Channel, before the remaing houses were burned down to make room for the Wildlie Refuge.

Just over the bridge, Rockaway beach, Fort tilden, and beautful days of sun and sand are a short 15 minute bike ride, along with dozens of amazing eateries: from Rockaway Hotel's Margie's to Uma's, or Rockaway Surf Club are just minutes away

Local favortie recently renovated & reopened, Grassy point is a great bar & grill. VIsit in person or carry out.

Local Italian casual fine dining is just a 6 minute walk away, They've also just opened a Provisions on the main strip featurung homemade pasta, sandwiches, gelato & more.
